Water Club

Water Club is a gated condominium and villa community on the Intracoastal Waterway in North Palm Beach, built by the Kolter Group in three phases between 2016 and 2020. The community includes two 22-story towers of 74 residences each, a third 16-story tower called The Encore with 30 residences, and 20 attached villa homes, for 198 residences total.

I get asked about Water Club often because it sits in that stretch of North Palm Beach buyers love: close to the inlet, close to PGA Boulevard, and fully built out with no construction dust left to settle. Here is what I know so far, with more detail to come.

Building & Amenities

Water Club sits off U.S. Highway 1 between PGA Boulevard and Northlake Boulevard, directly on the Intracoastal Waterway. The two original towers were completed in 2018, and The Encore, the final and most exclusive tower with only two residences per floor, was completed in October 2020. Residences range from roughly 1,750 to over 4,700 square feet, with two- and three-bedroom floor plans and nine-foot ceilings, open layouts, and glass-panel balconies.

Shared amenities include a clubhouse of more than 5,000 square feet, a fitness center, a yoga and Pilates studio, two resort-style pools, a spa, an outdoor kitchen with fire pits, a private dog park, and a small private beach area. Water Club also offers dedicated boat slips and day docks, with Old Port Marina next door for additional access to the Palm Beach Inlet and ocean.

HOA & Fees

Based on a review of recent active and closed Water Club listings, monthly HOA fees for the tower residences generally fall somewhere in the range of $1,100 to $2,500, with some higher-floor or larger residences running above that. Villa and townhouse-style residences tend to carry higher fees, generally somewhere between $1,900 and $8,000 a month, reflecting additional square footage and maintenance responsibilities. This is a general range based on available listing data, not a fixed number. Fees vary by residence and should be confirmed with the condo association or listing agent.

Real Estate

Water Club has just over 190 residences across its towers and villas. One of the community's original developer sales closed at $5,360,540 in 2020, among the highest prices Kolter achieved during initial development. Resale prices have climbed since: current listings and recent closed sales range from roughly $1.85 million for a smaller tower residence up to $8.5 million for larger penthouse-level homes with wraparound water views.

Location & Schools

Water Club is zoned for The Conservatory School at North Palm Beach for elementary, Howell L. Watkins Middle School, and Palm Beach Gardens High School, all within the Palm Beach County School District. The location puts residents minutes from the Gardens Mall, Legacy Place, Midtown, and Downtown at the Gardens, along with the restaurant corridor along PGA Boulevard.
