Singer Island is a barrier island in Riviera Beach, Florida, home to a dense stretch of oceanfront and Intracoastal-front condominium towers along North Ocean Drive, ranging from 1970s-era buildings to newer luxury developments including the Ritz-Carlton Residences and Amrit Ocean Resort & Residences.

Singer Island comes up constantly with buyers who want beach living without the price tag or formality of Palm Beach proper. It is a smaller, more contained market than people expect: a handful of towers, a couple of public parks, and direct ocean access almost the entire length of the island. I will keep building out the specifics on each tower as I go.

The Buildings

Singer Island's skyline is almost entirely oceanfront condominium towers along North Ocean Drive. Notable buildings include:

Ritz-Carlton Residences, Singer Island (2700 N Ocean Dr): Two 27-story towers built in 2008, originally developed as 2700 North Ocean by Catalfumo Companies with the Ritz-Carlton brand licensed to the property. The towers hold 242 residences combined. Current resale listings generally range from roughly $1.6 million to $5.5 million, with penthouse-level residences reaching higher. Monthly HOA fees generally run from about $1,700 to $6,200, scaling with residence size and floor.

Amrit Ocean Resort & Residences (3100 N Ocean Dr): A newer wellness-focused resort and residence property developed by Creative Choice Group, with two towers, Peace at 19 stories and Happiness at 18 stories. The property includes 182 residential condominiums, including 11 penthouses, alongside hotel rooms operated as part of the resort. Construction and initial closings ran through 2023, with the hotel's grand opening in June 2024. Current resale listings generally range from roughly $1.7 million to $3.6 million. Monthly HOA fees generally fall in the range of $400 to $3,000 based on recent listing data, and hotel-style resort fees may apply separately depending on how a residence is used; buyers should confirm current fee structure with the condo association given the property's dual resort/residential status.

Beach Front at Singer Island (4600 N Ocean Dr): A 19-story oceanfront tower built by Toll Brothers in 2007, with 59 total residences including 51 tower residences and 8 townhome-style homes. Current resale prices generally range from roughly $1.5 million to $2.75 million. Monthly HOA fees generally run from about $2,400 to $3,300.

Other established towers on the island include Tiara Singer Island (3000 N Ocean Dr, 1977, 43 stories, roughly 320 residences), VistaBlue (3730 N Ocean Dr, 2018, 19 stories, 58 residences), Oasis Singer Island (3920 N Ocean Dr, 2004, two 21-story towers, 38 residences), Oceans Edge (5050 N Ocean Dr, 2008, 18 stories, 40 residences), and Cote D'Azur (4200 N Ocean Dr, 1974, two 18-story towers, roughly 205 residences).

Amenities

Amenities vary significantly by building age and tier. Newer and recently renovated towers like the Ritz-Carlton Residences, Amrit Ocean Resort & Residences, and VistaBlue offer full-service amenities such as concierge and valet, oceanfront pools, fitness centers and spas, private beach access, and in some cases wellness or resort-style programming. Older established buildings like Tiara and Cote D'Azur typically offer oceanfront pools, fitness rooms, on-site management, and direct beach access, with fewer resort-style extras.

HOA & Condo Fees

Monthly HOA and condo fees on Singer Island vary widely by building age, amenity level, and residence size. Newer, full-amenity towers like the Ritz-Carlton Residences generally run from roughly $1,700 to $6,200 a month. Older established buildings like Beach Front generally run lower, in the range of $2,400 to $3,300 a month. Amrit Ocean Resort & Residences carries a more complex fee structure due to its resort/residential hybrid status, with standard HOA fees generally in the $400 to $3,000 range and possible separate resort fees depending on use. These are general ranges based on available listing data, not fixed numbers. Fees vary by residence and should always be confirmed with the specific condo association or listing agent.

Real Estate

Singer Island's condo market spans a wide range, from entry-level oceanfront residences in the $1.5 million range at buildings like Beach Front to penthouse-level residences at the Ritz-Carlton Residences and other oceanfront towers reaching $5 million and above. Most buildings on the island fall between $1 million and $3 million for a standard oceanfront residence.

Location & Lifestyle

Singer Island is a barrier island connected to the mainland by the Blue Heron Bridge, with most of the island falling within the City of Riviera Beach and the southern tip near Sailfish Marina incorporated separately as the Town of Palm Beach Shores. The island offers direct beach access along nearly its entire oceanfront length, anchored by Ocean Reef Park, a guarded public beach with an offshore snorkeling reef. On the island's west side, Phil Foster Park sits beneath the Blue Heron Bridge and is home to one of the most well-known shore diving and snorkeling sites in the country, built around an artificial reef in the shallow water beneath the bridge. Dining and marina life cluster around Sailfish Marina at the island's southern end, along with restaurants including Johnny Longboats and Caretta Caretta, and the Marriott's on-site restaurant near the Beach Front and Resort towers.

Schools

Singer Island addresses are currently zoned for Lincoln Elementary School, John F. Kennedy Middle School, and William T. Dwyer High School, all within the Palm Beach County School District.

Working With Me

Singer Island is one of the more distinct condo markets I work in: a small, walkable barrier island where nearly every building sits on the ocean or the Intracoastal. If you are comparing towers here, from the newer luxury developments to the established buildings that have held their value for decades, I am glad to walk through what fits your budget and lifestyle.
