Old Palm

Old Palm is a private, gated golf community in Palm Beach Gardens, Florida, spread across 650 acres between PGA Boulevard, Central Boulevard, and Florida's Turnpike. The community holds around 300 homes across four distinct neighborhoods, from quarter-acre Golf Estates to half-acre Grand Estates to fully custom estate lots. Old Palm was founded in 2004 by WCI and acquired by Clarion Partners in 2010. A 24-hour manned gate sits at the entrance, and equity club membership is required for every resident. Turnover here is unusually low: only a small handful of homes are typically on the market at any given time.

In my experience, what sets Old Palm apart is how much of the club revolves around golf itself rather than a long list of side amenities. It's one of the best practice facilities in the country, a caddie program instead of the usual cart trail fee, and a clubhouse that feels more like a grand old Florida estate than a modern country club. The community is also known for a heavy concentration of celebrities and professional athletes among its homeowners. It's a community built for people who take their golf seriously and want everything else to stay out of the way.

Golf

Old Palm's 18-hole, par-72 championship course was designed by four-time major champion Raymond Floyd. The course plays 7,401 yards from the back tees and includes a 19th "bye" hole along with three full-length practice holes. Old Palm has become known as a favorite address for celebrities and professional athletes, several of whom own homes directly on the course.

Practice Facility

The Old Palm Golf Studio sits on 33 acres and is regarded as one of the more advanced practice facilities in the country. It includes V-1 equipped hitting bays, Trackman launch monitor technology, the SAM PuttLab, a double-ended driving range, and full-length Par 3, Par 4, and Par 5 practice holes. Rather than a standard cart trail fee, Old Palm runs a caddie program, in keeping with a more traditional, walking-first approach to the game.

Clubhouse & Amenities

Old Palm's clubhouse takes its design cues from architect Addison Mizner, the same influence behind Boca Raton and Palm Beach's Worth Avenue. Raymond Floyd's late wife, Maria Floyd, worked directly with interior designers on the space, which features cypress ceilings and limestone flooring. The clubhouse includes fine dining, a private wine room, a spa and fitness center, tennis courts, beach club access, and the Casitas, private guest suites for members' visitors. Old Palm also operates as a non-tipping club across food and beverage, valet, and locker room service.

Membership

Equity club membership at Old Palm requires an initiation cost of $350,000, with 80% refunded to the member upon resale. Annual dues are $38,500, verified accurate as of July 3, 2026. Membership is capped at 330 total members and offered by invitation, typically from a waitlist. Old Palm does not offer non-resident or outside memberships, and there is no trial or seasonal membership option.

Real Estate

Homes in Old Palm currently range from roughly $6.5 million to just under $30 million, with a median sale price around $7.4 million. Inventory stays tight, with typically only a handful of homes on the market at any time across the community's roughly 300 residences.

Environment

Old Palm earned Audubon International's Gold Signature Sanctuary certification in 2007, and close to 98% of the community's irrigation water is reclaimed.
